class=\"wp-block-paragraph\">In its early stage, a building project often exists only as a sketch: a site plan with rough elevation figures, an idea for orientation and layout. For developers, that is hard to communicate, especially for holiday properties that need to be sold or financed from a distance. A site photo and a hand-drawn position sketch show the intent but not the feeling: how the light falls on the stone facade, how the pool sits next to the timber deck, how real the sea view actually feels. The position sketch defined four villas (Villa I to IV), each with its own pool and pool house, staggered across elevation levels between roughly 18 and 23 meters, accessed via a central driveway. A third input was an already completed project by architect Stefan Schramm, a restored 300 year old stone villa, whose material language, natural stone, oak wood, limewashed walls, served as a mood board for the new development. From these three elements, photo, sketch, and style reference, the VMTS team built a complete 3D model of the development.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span class=\"ez-toc-section\" id=\"How_does_a_sketch_become_a_photorealistic_facade\"><\/span>How does a sketch become a photorealistic facade?<span class=\"ez-toc-section-end\"><\/span><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">The facade design follows the modern Mediterranean style set out by the sketch and reference project: cubic, clean building volumes combined with traditional natural stone. Walls and enclosures received roughly coursed rubble stone masonry in a warm, cream tone, a feature that conveys stability and regional character at once.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Each of the four villas has its own pool directly beside the timber deck. Shade sails and timber pergolas deliberately set soft accents against the clean volumes and create shaded outdoor areas. The staggered arrangement of the building volumes along the slope, as defined in the position sketch, secures an unobstructed sea view for all four villas, a detail that becomes immediately clear in the video&#8217;s opening aerial perspective. The material palette stays deliberately restrained, beige, sand, natural wood, and raw clay, creating an atmosphere the architect himself describes as purism paired with a warm, inviting feel.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">In the visualization, this restraint is not a drawback but the actual selling point: it directs attention to light, material, and view rather than to decorative details that are not yet finalized for a project that has not been built.
